It could be argued this island complete with its own abandoned 12th century monastery purchased on a cliff edge overlooking the beautiful Croatian port city of Dubrovnik is the bargain of the year with a price tag of just 1.7 million GBP.
The island of Daksa situated in the Adriatic and just a short boat trip from Dubrovnik includes its own woodland and private beaches. The 12th century monastery that is perched on a small cliff above a private jetty and looks out over the crystal blue waters of the Adriatic was built by the Franciscan monks in 1281 before they were driven away by the French occupation in the early 19th century.
Yet in the three years it has been on sale the prices fallen consistently from the original 3.5 million that was requested down to 1.7 million and there still have been no takers.
In fact there hasn't even been anybody to look at the property, according to the two that owned it and have now put it up for sale.
That might be due to the fact that according to locals the island is haunted. During the war victorious Yugoslav partisans celebrated their victory over the Nazis by rampaging through the city of Dubrovnik and dragging out anybody suspected of being a Nazi sympathiser including the local priest priest Petar Perica, composer of the famous Croatian song Djevo Kraljice Hrvata and Niko Koprivica, who at the time was mayor of Dubrovnik.
The partisans loaded in total 48 people onto a boat and drove them to the island where they were executed by machine gun on 24th of October 1944, almost 69 years ago to the day, and the bodies left to rot. Locals who wanted to bury them were told to interfere would mean death, and it was only years later that the remains were finally discovered and buried.
But despite the burial locals are convinced that the spirits of the murdered men who were executed without trial still haunts the island, and few venture there even on the sunniest summer day. Apparently the spirits of the dead are demanding justice against those that killed them in 1944, but to date there has never been an official enquiry and nobody was named for their involvement in the murders.
It is in stark contrast to the vast numbers of tourists that visit Dubrovnik regularly both during summer and winter for the spectacular architecture and local scenery, which in 1979 joined the UNESCO list of World Heritage Sites.
The island at its highest point is 24 m above sea level and is just under a kilometre long.
The members of the Croatian Bishops' Conference visited the site in October, 2009, yet it does not seem to have silenced the rumours of the ghosts haunting the island or have given peace to the dead.
The island owners Nila Perica Dusilo Florshutz and Franica Dusilo Cavich said that the first right of refusal was the local government but they clearly didn't have the cash and they were hoping now to find a foreign buyer.
The island is currently uninhabited. Dubrovnik is known as the holiday spot for celebrities like Roman Abramovich, Bernie Ecclestone, Catherine Zeta Jones, Michael Douglas, Gwyneth Paltrow, Tom Cruise, Steven Spielberg and others.
In the past Hollywood stars Sharon Stone and Clint Eastwood were linked with their tries of buying some other Croatian islets, but they have given up mostly because of a lack of building permits at those locations.
Croatia which is now a full member of the EU has over 1,000 islands in the Adriatic.

Частные владельцы пытаются продать остров вот уже несколько лет. Сначала за него просили €6 млн. В 2013 году британское издание Daily Mail сообщило о снижении цены до €2 млн. Однако покупатели до сих пор не нашлись. Это журналистам Travel Book подтвердили в туристическом бюро Дубровника.
– Остров до сих пор не продан, – говорит пресс-секретарь ведомства. – Вполне возможно, что это связано с рассказами о прошлом.

Компания Croatia Estates, занимающаяся продажей недвижимости, вообще отказалась от комментариев.
Красоты острова привлекают и местных жителей, и туристов. Здесь находятся руины францисканского монастыря Святой Сабины 1281 года, а также маяк XIX века. Но уже много лет Дакса необитаем. Вообще, до 1990 года было строго-настрого запрещено даже посещать это место.
Дело в том, что незадолго до окончания Второй мировой войны, в октябре 1944 года, Дубровник, оккупированный гитлеровскими войсками, был освобожден югославскими партизанами. Людей, подозреваемых в пособничестве нацистам, арестовали и подвергли пыткам.
53 из 300 заключенных были доставлены на Даксу и казнены без суда и следствия, в том числе священнослужителей и тогдашнего мэр Дубровника. Населению сообщили, что казнь проведена «от имени югославского народа». Не преданные земле трупы остались на острове.
– И только в 2010 году найденные останки были захоронены, – говорит менеджер по маркетингу в Хорватском бюро по туризму Мирна Бендер.
